Sorting through someone's belongings is emotionally difficult. There is no rush — but the practical reality is that if the property is being sold or the tenancy needs to end, the contents must be dealt with. This stage covers how to approach it.

Take your time — but be aware of costs
There is no legal deadline for clearing a property, but ongoing costs (rates, insurance, utilities, mortgage if applicable) come from the estate. If the property is being sold, clearance is usually needed before it goes to market. Plan ahead so you are not rushed.
Catalogue significant items
Before anything is moved, photograph and list items of potential value — artwork, jewellery, antiques, collectibles. These belong to the estate and must be accounted for. If a beneficiary takes an item of value without it being properly allocated, this can cause legal problems later.
Coordinate with beneficiaries
Items with sentimental value often cause the most conflict. Facilitate a process — a family meeting, a round-robin selection, or a numbered list — so each beneficiary has a fair chance to express interest in specific items. Document every decision.
Estate clearance
Once personal items have been allocated, the remainder needs to be cleared. Estate clearance companies specialise in this — they will sort, remove, and where possible donate or sell remaining contents. Some offer a valuation and buyout service for items of value. Get at least two quotes.
Storage
If beneficiaries are not ready to receive their items (perhaps they live overseas, or are between homes), arrange secure storage. Keep a detailed record of what is stored and where. Storage costs come from the estate.
